Oh my goodness, that is a beautiful thing when a flip comes together that fast! I had a buddy who snagged an old, solid oak dining table with six chairs for $50 at a moving sale. The table had a terrible, sticky varnish and the chairs had ripped fabric seats. He spent one weekend sanding the table down and putting on a simple, dark stain. Then he just recovered the chair seats with a plain gray upholstery fabric he found on clearance. He listed it late Sunday night and had a lady in her pickup truck at his door by 8am Monday morning, handing him $600 cash. She didn't even haggle, she just said it was exactly what she needed. He was still in his pajamas.

I read somewhere that the best flips are the ones where the buyer doesn't even try to negotiate, and that's exactly what happened here. Have you ever had a flip sell that fast before?
