That header beam cost gives me chills.

And that's before anyone even talks about foundation work. A header that size isn't something you can just grab off the shelf at the lumber yard. It's going to be a custom engineered steel beam, probably backordered for months.

Oh man, that's a huge project. You'll need a structural engineer to sign off on it before you even think about permits. The header beam to hold up the house is going to cost a fortune, and then you have to factor in the custom window unit itself.
