Warning: dropped $2,800 on a Denver retail space I never opened
I signed a lease on a 900 sq ft spot on South Broadway back in March thinking I could flip it to a salon, then sat on it for four months because the zoning needed a special use permit I never checked on. Ended up paying $700 a month plus a $2,800 deposit before I bailed in July, and the landlord kept every penny. Now I always pull the Denver zoning map and call the city before I even tour a place. Has anyone actually won a deposit back in a case like this, or is that money just gone?
Blame yourself, not the landlord. You signed a binding lease and then sat on the space for four months without ever checking if a salon was even allowed there. That deposit was earned rent for a space you legally controlled, and a judge would laugh you out of court for trying to get it back. Do the homework before you sign next time and stop acting like the guy who rented to you did something wrong.
