Small office lease in RiNo beat our downtown sublease

We compared a 2,400 sq ft spot on Larimer St to an older building near 38th and Blake, and the RiNo deal came in $1,800 a month cheaper PLUS parking for clients. The downtown landlord wouldn't even negotiate on the CAM fees, has anyone else seen that gap widen lately?

Is it just me, or does it feel like downtown landlords are pricing themselves out of the small business market on purpose? We looked at a spot near Union Station last year and the CAM fees alone were almost as much as our rent here in the arts district. The parking thing is huge too, our clients actually show up now without having to circle for twenty minutes. It's wild that they won't budge on those fees, like they think we're all just gonna eat the cost quietly. Honestly, you made the right call, that $1,800 a month is real money you can put into the space itself.
