PSA: I toured a 2,800 sq ft retail spot on South Broadway and the landlord's own broker talked me out of it
Walked the space on a Tuesday, loved the foot traffic, and was ready to sign, but the broker pulled me aside and said the building had been re-piped twice in 5 years and the HVAC quote he got was $38k. That one comment saved me from a lease that would've eaten my whole buildout budget, so now I always ask for maintenance history before I fall in love with a spot. Anyone got a rule for how far back you ask to see repair records on a Denver lease?
