Lease renewal came back with a $4,200 CAM charge I never saw coming
I got my CAM reconciliation statement for my 3,000 sq ft unit in RiNo two weeks ago and there was a $4,200 charge tacked on for "common area repairs" that nobody mentioned to me. I called the property manager and she said the parking lot reseal got split across all tenants based on square footage, which added about $1.40 per foot. I went back through my lease and sure enough there's a clause buried on page 19 that lets them pass through basically anything under "maintenance." Has anyone had luck pushing back on CAM charges like this, or do I just eat it and negotiate the cap for next year?
Man, that buried clause on page 19 is how they get you every time. I went through this same thing a few years back and had decent luck pushing back by asking for the actual invoices and proof the work was done during my lease term, so try that before you just pay it. If they won't budge, your best move is to fight for a CAM cap of like 3 to 5 percent a year when you renew.
