Hit 50k square feet leased this quarter, didn't see it coming

Was tracking about 38k in my spreadsheet back in March. Then two smaller flex spaces closed back to back in RiNo. Both under 5k each but they added up fast. Hit 50,240 by the end of last month. That's my best quarter in five years here. Anyone else have a month where the small deals quietly carried the whole quarter?
