Appreciation post: it took me 7 months to find a 1,200 sq ft spot on South Broadway under $28 a sq ft
I have been hunting for a small retail space for my screen printing shop since last fall, and I honestly thought I was never going to find anything. Every broker kept pushing me toward RiNo or the Art District, where they wanted $40 to $55 a sq ft plus NNN, which just does not work when you are a one man operation. I got outbid twice on spaces I liked, and one landlord in Baker actually laughed at my budget over the phone. The thing nobody tells you is that the listings on the big sites are basically leftovers, and the good spots get passed around at the neighborhood association meetings before they ever hit the market. So I started showing up to the West Wash Park and South Broadway meetings, just listening, and after about four of them a guy mentioned his building on Broadway near Mississippi had a back unit sitting empty since a candle shop moved out. I walked it that Friday, signed two weeks later, and I am moving my press in this weekend. The wait was brutal but the rent is right and the landlord is a local guy, not some out of state fund. If you are hunting for a small space, are the neighborhood meetings worth it in other parts of town too, or did I just get lucky?
