I hit 47 job site walkthroughs between January and March, and the surprising part wasn't the driving or the punch lists. It was the 14 hours of follow-up emails and change order forms that came with them. Everyone talks about getting more bids but nobody mentions the backend work that doubles your day. I actually started tracking it after week two because I thought I was losing my mind. The number that mattered was 3.2 hours of admin for every hour on site, and that changed how I price smaller jobs. Now I tack a flat fee onto any walkthrough under 15 minutes, and my margin finally looks right. Has anyone else run their numbers on this or am I the only one billing for my time properly?
